Flats Rent Belfast – Inspection Tips Before Moving In

Before you move in flats rent Belfast, inspect them thoroughly in the presence of your property manager or landlord. After inspecting, note any problems or damages you found in a list. It is also advisable to take photographs of areas/items that are damaged. Sign the list and ask the flat manager to also do the same. Keep a copy of the list and give one to the manager.

If the flat manager promises to get some things repaired, get this in writing. You should also know the expected date of repair. If you fail to inspect and sign the inspection list, you may have to pay for damages that were not your fault when you move out. Most managers require tenants to make a refundable deposit. When moving out, this deposit may be used to repair any items you may have damaged during your stay in the house.

However, normal wear and tear (for example, worn out carpets) are expected and you will not have to pay for them. Below is a checklist of the items you should inspect before you move in.

1. Bathrooms
Check that the shower is working. If you are not sure, ask the flat manager how the cold/hot water combination works. Ensure the faucets are working and check for any leaks. The flush toilet should not have water leaking on the floor and if the sink enamel is chipped or scratched, note this down on your inspection list.

2. Security
Check the doors and windows of the flat. They should be sturdy and work properly. Check for any signs of tampering with the locks of the windows or the doors. Find out if you are allowed to install additional deadbolts on you own. All the exterior lighting should be working and if there are security codes to entering the flat, get them and any remote controls from the landlord.

3. Bedrooms
Check for broken shelves in the bedroom and look for signs of mold or mildew odors in the closet. If there are any clothes hanger poles in the closet that are broken, jot them down in your inspection list.

4. Kitchen appliances
Check that the stove burners and switches are working and ensure there are no leaks in the gas line. Inspect the faucets, garbage disposal, dishwasher, air conditioner, heater and refrigerator to ensure they are working. Check the kitchen corners and cabinets for roach or mouse droppings.

5. Interior items
Inspect the interior of all rooms. Check the ceilings and wall for signs of cracks. Note down any broken lighting fixtures in the rooms. Most landlords provide lighting only in the hallway and kitchen. For other areas such as dining room, living room and bedroom, you will have to bring your own lighting. Check for dirty or worn out draperies and carpets. If there are any ceiling fans, they should be in a working condition.
